Why the town matters as much as the house
Marble Falls has the most walkable downtown and the busiest commercial center in the region. Horseshoe Bay leans resort and golf. Kingsland and Granite Shoals sit quieter, closer to the Llano River. Tow is about as rural as this area gets. None of that is better or worse. It just means the “right” house depends entirely on which of those you actually want to live near, and that’s a conversation worth having before you start touring, not after.
How I run a regional search
When someone comes to me without a fixed town in mind, I start by asking what their days actually look like: boat access or quiet mornings, walking distance to a coffee shop or acreage with room to spread out. Those answers rule out two or three towns fast, and then we get specific about houses.
I also watch for listings before they hit the public search, through my own network and the relationships I’ve built working this region for years. That matters more here than in a typical suburb, because good waterfront inventory can move before it’s widely seen.
