If you’ve been searching for Gregg Ranch homes for sale in Marble Falls and keep coming up empty on the builder websites, you’re not missing something. Right now, the current new-construction inventory appears to be sold out.
That doesn’t necessarily mean Gregg Ranch is finished, and it certainly doesn’t mean there aren’t opportunities to buy there. It means buyers interested in the community need to look at Gregg Ranch a little differently right now.
Gregg Ranch is a 240-acre master-planned community off Highway 281 in Marble Falls, with homes built by Pulte Homes and Chesmar Homes. Its location provides convenient access to Marble Falls, the Highland Lakes area, shopping, restaurants, and Lake LBJ while offering the newer homes and community amenities that attract many buyers to master-planned communities.
The question right now isn’t simply, “What does the builder have available?” It’s, “How do I get into Gregg Ranch when the home I want becomes available?”

Gregg Ranch New Construction Is Currently Sold Out
Based on the inventory I’m seeing, the currently released new homes in Gregg Ranch appear to have been almost all sold. If you’ve visited the builder websites looking for available homes and haven’t found anything, that appears to reflect the current inventory rather than a problem with your search.
Additional homes may become available as future sections or inventory are released, but I wouldn’t recommend trying to predict a release date until the builders announce one.
That’s important because new-construction inventory can change quickly. By the time a buyer discovers a new release, starts researching floor plans, talks with a lender, and decides what they want, another buyer may already be several steps ahead.
Think of it like arriving at the airport and then starting to pack your suitcase. You can do it, but you’ve made the process unnecessarily difficult.
If Gregg Ranch is where you want to live, much of the decision-making can happen before another home becomes available.
What to Do If You Want to Buy in Gregg Ranch
Get your financing in order. If you’ll be financing the purchase, being pre-approved before inventory becomes available allows you to evaluate an opportunity instead of beginning the financing process when one appears.
Figure out what actually matters to you. You may have waited too long if you want straight-up new construction. But, don’t wait until you’re staring at a lot map to decide whether lot orientation, floor plan, backyard size, proximity to amenities, number of bedrooms, or another feature matters most. Those decisions are much easier to make without the pressure of knowing someone else may be considering the same property.
Watch new construction and resales. This is where I think buyers can make a mistake. A brand-new home isn’t necessarily the only way into Gregg Ranch. If living in the community is the goal, resale homes deserve to be part of the conversation too.
Don’t Overlook Gregg Ranch Resale Homes
If your real goal is living in Gregg Ranch, I wouldn’t limit the search to builder inventory. A resale home may become available before another new-construction opportunity does, and depending on the property, it may offer things you won’t necessarily get when starting with a new home.
The landscaping may already be established. The owner may have added window treatments, upgraded lighting, improved the backyard, installed storage, or made other improvements. Those aren’t always the exciting things buyers think about when choosing a new home, but they can represent real money after closing.
More importantly, with a resale you aren’t imagining what the finished home and surroundings will eventually look like. You can see them.
There is a big difference between choosing a lot from a development plan and standing in the backyard at 5:30 in the afternoon. One tells you dimensions and where the lot sits on a map. The other tells you what it actually feels like to live there. That doesn’t automatically make resale better than new construction. It simply means I would compare both rather than assuming one is the right answer.
Gregg Ranch Homes for Sale Right Now
If there are Gregg Ranch resale homes currently on the market, you’ll find them below.
Because the available inventory can change, this is a better way to see what is actually for sale in Gregg Ranch today rather than relying solely on builder inventory.
If no homes are showing, that doesn’t necessarily mean something is wrong with the search. It may simply mean there are no active Gregg Ranch resale listings at the moment.
That’s also why waiting until you see the perfect home online isn’t always the best strategy. If Gregg Ranch is one of the communities you’re seriously considering, I can already know what you’re looking for before the next property hits the market.
Buying New Construction Still Means You Need Representation
When additional builder inventory does become available, remember that the builder’s sales representative works for the builder.
They’re there to sell the builder’s homes and protect the builder’s interests. That’s their job. My job when I represent you is different.
I’m looking at the transaction from your side: the property, lot, contract, incentives, financing considerations, inspections, deadlines, potential resale implications, and the questions you may not know you should be asking.
New construction can sometimes create a false sense of simplicity. There’s a beautiful model home, a sales office, floor plans neatly laid out, and someone ready to walk you through the process. Everything can feel very turnkey.
But buying new construction is still a real estate transaction with a contract, deadlines, financial decisions, inspections, property considerations, and long-term consequences. And I would much rather have those conversations with you before you fall in love with a particular house or lot. Once emotion enters the room, everything has a tendency to look a little prettier.
Should You Wait for New Construction or Buy a Resale?
There isn’t one answer that works for every Gregg Ranch buyer.
If having a brand-new home, choosing certain finishes, or getting a particular floor plan is important to you, waiting for future builder inventory may make sense.
If your priority is getting into Gregg Ranch sooner, a resale could be the better opportunity. You may also find a home where someone else has already spent the time and money adding many of the things you would have eventually added yourself.
The important thing is not to confuse “I want to live in Gregg Ranch” with “I have to buy a brand-new home in Gregg Ranch.” Those are two different goals.
Once we know which one actually matters to you, the search becomes much easier to navigate.
