Meadowlakes is a gated town on the north shore of the Colorado River just outside Marble Falls, built around the Hidden Falls Golf Club. It has been its own incorporated city since 1985, with the community itself dating back to 1973, and the whole neighborhood sits behind a manned entrance gate run by the Meadowlakes Property Owners Association. That is the first thing most buyers notice: nobody drives through Meadowlakes on the way to somewhere else. Every street inside the gate belongs to the town.
The golf course is the organizing feature here. Hidden Falls is an 18-hole, par-72 course that winds through the community, and a good number of the homes back up to a fairway or look out over the water. Lots tend to run larger than what you will find in newer Highland Lakes subdivisions, and the housing stock leans toward one-story homes built for easy living instead of stairs. A few things worth knowing before you tour. Gate access means guests need to be called in or added to a list ahead of time, which some buyers love and others need to get used to, so it is worth experiencing in person before you commit to it. Kids in Meadowlakes attend Marble Falls ISD, the same district as the town next door. And because it is a smaller, tightly platted community, well-priced homes with golf or water views tend not to sit long. Inventory here moves in bursts rather than a steady drip.
Meadowlakes is its own incorporated town, not a subdivision of Marble Falls, but it sits right next door. Residents get their own small-town city government along with everything Marble Falls itself offers a few minutes down the road: groceries, restaurants, and the lake. If low-maintenance living near the golf course and the water is what you are after, Meadowlakes is one of the more established options in the Highland Lakes.
