It’s the commercial hub of the Highland Lakes, and that shows in the housing stock: waterfront lots and lake-view homes close to downtown, established subdivisions like Gregg Ranch, Villa Vista, and West End a short drive out, and newer construction in communities like Mustang Ridge Estates and Stillwood Estates on the edges of town.
Inventory here moves differently than a typical Austin suburb. Lake proximity, view, and lot size matter as much as square footage, and the right home for one buyer, a walkable downtown condo, a golf-course lot, a few acres with river access, looks nothing like the right home for another. A few things worth knowing before you start scrolling. Homes with direct lake access or a boat dock carry a real premium over similar square footage a few blocks inland, and that gap has only grown as more people relocate here. Older homes near downtown tend to sell fast when they come up, since walkable inventory is limited. Newer construction on the edges of town gives you more house for the price but a longer drive to the water. None of that means one option is better. It just means the right search depends on what you’re actually optimizing for, and that’s exactly the kind of thing worth a quick call before you start touring.
Marble Falls proper also has a working downtown, not just a scenic one: local restaurants, the boat ramp and swimming area at Lakeside Park, and a walkable core that a lot of newer Hill Country subdivisions simply don’t have.
